PLOTS of land near the Medowie Town Centre will be developed into a medium-density residential area which, according to Port Stephens Council, will play a key role in delivering housing to the region.
During the latest meeting, Council discussed the planning proposal for 46 to 54 Ferodale Road and 754 Medowie Road, Medowie, put forward by VC Management.
The focus is on the rezoning of a rural area into a residential district with a 15-meters height limit, a local centre commercial area, and a conservation zone.
Councillors have noted that feedback from the community has been mostly positive, with lack of housing availability being identified as a key issue.
“This is a great example of Port Stephens Council listening to the needs of our community,” said Mayor Leah Anderson.
The 15-meter building height, however, has been seen by some as excessive; moreover, Community Futures Director Steve Peart confirmed that it does not constitute a hard limit, and it could be subject to slight increases on a case-by-case basis.
“If a developer wishes to do a 15-metre-high building, they will go for it,” said Cr Ben Niland, the only Councillor to vote against the proposal.
Cr Giacomo Arnott disagreed on the height limit being a problem.
“Having a 15-meter building height […] that close to the CBD is perfect, it is exactly what is needed in an area like this,” Cr Arnott said.
“As a Council, it’s critical we don’t stand in the way of good, well-positioned housing stock in our CBDs.”
Cr Jason Wells mentioned that the lack of access to public transport remains a major issue, and advocated for the construction of a fenced dog-friendly area to make up for the lack of backyards.
Cr Chris Doohan said that it will be fundamental to find a balance between development and environmental protection, making sure that the “place of the tall trees” remains as such.
“I think [this development] is a good thing for Medowie. I’ve been a resident for a long time, and I want the best for it,” Cr Doohan said.
